After years of continuous growth, the construction industry in the Czech Republic entered a period of mild downturn provoked by the global economic crisis, which led to the shortage of liquidity and a reduction in property development activity. As a result, the country's construction output contracted by about 2% in 2009, with non-residential construction being hardest hit. Completion of dwellings remained unchanged last year as compared to 2008, but the current year will be more challenging as the number of residential building permits has been recently noting a 10% decline.


In the medium and long term, however, the Czech construction sector will still benefit from its ever-present strengths such as low-cost, highly educated labour force and high level of technological knowledge. Opportunities will arise from the still strong demand for housing and infrastructure projects, with substantial EU funds being available for the latter. On condition that the government succeeds in keeping budget deficit under control and will be able to provide the necessary financing for infrastructure projects, civil engineering should become the driving force for the recovery of the Czech construction industry.
